Hyatt is working with Prescient, a Denver-based software design and structural system manufacturing company, to use their new design, engineering and construction platform.
"We're going to be starting construction work pretty soon here," said John Vanker, the founder of Prescient. "You're going to see the building going up pretty quickly, which means more time for the contractors who come after us."
The steel framing system along with proprietary BIM (building information modeling) software provides as much as 35 percent cost savings over traditional building materials and can reduce the core construction schedule by up to 50 percent, according to information provided by Prescient.
Here are three things to know about the project:
1. Innovative software: The design software allows architects and other designers to align structural framing with their architectural plans. The software is a 3D Autocad program that works with Autodesk design software to seamlessly integrate Prescient's framing. Vanker said this saves time for the designers and expedites the process.
"It allows our clients to create a very accurate and predictable plan," he added.
2. Small lead-in or headline: Once the design is ready, Prescient is able to provide the construction materials and install the light-gage steel frame. Since Prescient is responsible for the materials, they are able to work quickly and get things ready for following subcontractors.
"Communication on the construction site can be a bit of a struggle, but we're able to eliminate that," Vanker said.
3. Belmar Hyatt House: The 135-room, 96 thousand square foot Hyatt House at Belmar will include a podium level and five stories using the Prescient structure as well as amenity spaces on the first floor for a pool, workout room and large gathering spaces, according to provided information. The Hyatt House at Belmar is scheduled to open in early 2016.
"This fits well with Prescient's push toward multi-family and uses buildings," Vanker said.
